The Oak Summit and Hillcrest carriage-house lines use a thicker bulb seal, often with a dual-fin design that rides tighter against the floor. The Lincoln and Olympus collections (heavier-gauge steel) sometimes use a wider retainer track that won’t accept standard aftermarket profiles.

To identify yours, look for the model sticker on the interior side of the door, usually on the top panel or hinge side. If the sticker is gone, measure the retainer width (common sizes are 1-3/4 inch, 2 inch, and 2-1/2 inch) and note whether the seal slides in from the end or pushes up from below. • Light visible under the door when closed. This means the seal no longer compresses fully against the floor. On Amarr doors with bulb-style seals, the vinyl hardens over time and loses its “memory” to spring back. In Spring’s heat, this process accelerates.
• Water seeping in during heavy rain. A good seal sheds water to the outside. Once the bulb cracks or the fin separates, water follows the path of least resistance. We’ve seen this most often on doors facing south or west, where afternoon sun bakes the seal year-round.
• Draft or temperature shift in the garage. Your HVAC works harder, and stored items suffer. The seal is the only thermal break at the door’s bottom. When it fails, the garage becomes an extension of the outside air.

• Seal visibly cracked, torn, or hanging loose. Physical damage is the clearest signal. On older Amarr doors, the retainer track itself can corrode, especially if lawn chemicals or de-icing salts have collected at the threshold.

Where DIY goes wrong: Amarr retainer tracks are easy to bend if pried incorrectly, and a distorted track will never hold a seal straight. Some profiles require feeding the seal from one end of the track, which means partially lowering the door or working around spring tension. The seal must also be cut to exact length; too long and it bunches, too short and it gaps at the corners. If your door has a bottom fixture with tension hardware, leave it alone.
