Clopay Weather Seal Replacement: The Spring Owner’s Guide

We stock and install Clopay-compatible weather seal replacement for most residential models in Spring, TX, with typical installed pricing between $150 and $600 depending on door width and seal type. Most jobs are completed in a single visit because our trucks carry the common Clopay profiles, and we can usually schedule same-day service when you call (936) 280-5668. Homeowners usually discover the seal has failed when they notice water pooling after a rain, feel a draft they did not feel last winter, or spot daylight showing under the closed door where the rubber once met the concrete.

Which Clopay Models This Applies To

Clopay weather seals are not universal. The seal profile changes across product lines, and matching the wrong one leaves gaps that defeat the purpose.

Model lines we handle regularly in Spring:

  • Gallery Collection - uses a bulb-style bottom seal with a T-shaped retainer; common in newer builds around Gleannloch Farms
  • Classic Collection - often fitted with a bead-style or P-bulb seal depending on vintage; retainer width varies by year
  • Coachman Collection - insulated steel-and-composite doors that need a wider, dual-fin seal to match the heavier bottom rail
  • Grand Harbor and Canyon Ridge - premium lines with proprietary retainers; aftermarket equivalents exist but must be cut to exact door width

The right match depends on three things: the retainer type (T-slot, bead, or bulb channel), the door width (measured inside the jambs, not the panel), and whether your Clopay door has a single or dual-layer bottom rail. We carry OEM-grade Clopay-compatible seals and quality aftermarket equivalents from DURA-LIFT and Clopay’s own parts channel. For most Spring homes built between 1995 and 2015, an aftermarket seal cut to fit performs identically to OEM at a lower parts cost. On Canyon Ridge and Grand Harbor doors, we typically recommend OEM to ensure the seal depth matches the rail profile and does not bind.

We are an independent service provider, not affiliated with Clopay Corporation.

Signs Your Clopay Weather Seal Replacement Is Failing

  • Water intrusion after rain. The seal’s rubber or vinyl has compressed, cracked, or pulled away from the retainer, letting water sheet under the door. In Spring’s clay-heavy soils, that water can erode the garage slab edge over time.
  • Visible daylight under the closed door. A healthy seal compresses to fill minor concrete irregularities. If you can slide a business card through the gap, the seal has lost its resiliency or the retainer has sagged.
  • Increased garage temperature swing. The seal’s job is thermal boundary. When it fails, your garage follows outdoor temperatures more closely, which matters in July when attic heat already pushes adjacent rooms.
  • Pest entry. Mice and insects exploit gaps as small as a quarter-inch. We see this often on seals that have curled at the ends, common where morning sun hits the door face and accelerates vinyl fatigue.
  • Seal physically dragging or tearing. If the seal catches on the concrete and tears when the door moves, the retainer may be bent or the seal was installed too long, bunching at the corners.

Replacement Cost & What’s Included

For Clopay weather seal replacement in Spring, installed pricing typically runs $150-$600. The lower end covers a standard 9-foot single door with a common T-slot bulb seal. Wider doors, dual-car openings, or premium lines with proprietary retainers push toward the higher end.

What drives the range:

  • Door width and seal type (bulb, P-bulb, bead, or dual-fin)
  • Retainer condition - bent or corroded retainers must be replaced, not just the seal
  • Whether the bottom rail needs realignment so the seal wears evenly

Every quote is flat-rate and stated before work begins. Parts, labor, and disposal of the old seal are included. The work is covered by our 90-Day Done Right Promise, in writing, with no dispute process. If the seal does not sit right or leaks, we return and make it right at no charge.

DIY or Call Us?

Replacing a weather seal is not dangerous work like spring repair, but it goes wrong in predictable ways.

What you can safely check: measure your door width, photograph the retainer profile from the end of the door, and look for the Clopay model sticker (usually on the interior side panel). This saves time when you call.

Where DIY stalls: cutting the seal to exact length without stretching or bunching, seating the T-slot or bead fully into a retainer that has narrowed with age, and diagnosing whether the retainer itself is the problem. A seal that is too long bunches at the corners and tears in weeks. One that is too short gaps at the ends. Retainers on doors older than fifteen years often have micro-cracks that grip poorly.

We carry the common Clopay profiles on the truck, measure on site, and cut to fit with the door in place. Most seal replacements take under an hour. Call (936) 280-5668 for a free estimate.
